Hello and thank you for visiting.  We usually have a wide range of properties available for rental and we try to make the whole process of moving as stress free for you as possible

It all starts off with the viewing but before that we want you to know what our referencing requirements are.  This prevents you experiencing any unexpected obstacles to your application.

Please, for a minute, put yourself in the landlord’s shoes and try and understand what they are looking for.  All landlords are hoping to find a tenant (contract holder now in Wales) who will pay the rent on time and look after their property in a proper manner, so to give our client (the landlord) peace of mind our references have to be comprehensive.

The references we require are;

PROOF OF IDENTITY – this should be colour photographic such as passport or driving licence. If neither are available, we can accept a copy of your birth certificate.

PROOF OF RESIDENCE AT YOUR PRESENT PROPERTY (AND ANY OTHER PROPERTIES YOU HAVE OCCUPIED IN THE PAST THREE YEARS) – we may require a copy of your present tenancy agreement or occupation contract.

PROOF OF INCOME (PAY SLIPS/ P60 ETC) - our minimum income requirement is three times the monthly rent Please note if you are sharers (not a married couple) both individuals should have provable income of 2.5 times the monthly rent.

PROOF OF RENT PAYMENTS/ or MORTGAGE PAYMENTS – bank statements, screen shot. Any other transactions may be blanked out.

CLEAR CREDIT SEARCH – we will only conduct this with your consent.

POSSIBLE GUARANTOR – may be required if you are first time renters, or income is a little below our minimum requirement but you have a track record of paying rent on time.

PREVIOUS AND PRESENT LANDLORD REFERENCE –If you are moving from a property in Wales your landlord providing the reference must be registered or licenced by Rent Smart Wales

PROOF OF PERMISSION TO REMAIN UK (IF YOU ARE NOT FROM UK) –this may in the form of a visa or share code and must show that you have permission to stay in the UK at least until the end of the proposed occupation contract.

So, on to the viewing.

We will meet you at the property, answer as many questions you ask as we are able to and, if you wish to make an application we will send a Tenancy Application Form to you. When you complete it and return it to us we will advise the owner/landlord of your application and seek their instructions on how to proceed.
